Foundations
There are many types of foundations for your new home. These are frost footings, a monolithic slab, crawl space or a full basement. Depending on your particular building needs, our home consultants will help you with your selection.
The manufactured home can be put on all the foundations listed above. Individual frost footings 18” round and extend below the frost line are the least expensive to use. For a little extra money, a monolithic slab is recommended to site the home on. It allows for a very sturdy foundation that is clean and allows a variety of lower perimeter enclosure materials, such as concrete block, decorative block, fiber cement board or vinyl siding. |

| Modular homes are typically placed on a basement or crawl space. You could even put the home on an engineered slab, but this is not very common. Basements are commonly built out of concrete, but wood basements are available. There are different construction methods for concrete foundations. We use a variety of methods from concrete block to insulated concrete forms to poured walls. There is an advantage to each and our construction consultants can help you with this decision. To finish the basement, we add waterproofing, drain tile, sill plate, insulation and vapor barrier to the inside. |

Utilities
Each building site will need utilities. This includes sewer, water, electric and gas. If you’re in a development, these items will be available at your lot line and will be stubbed into the home and connected by various contractors.
If none are available, we need to have them constructed on site or in the case of electricity, bring it in from the nearest point. To construct a sewer system, we must do a perc test and design a system for the size of your home. Water is usually supplied by a well and the gas can be brought in as propane in a tank. Check with you construction consultant for cost and feasibility.

Mechanicals and Electrical
To finish the home, we need to tie in the onsite mechanicals and electrical. The electricity is run to the main panel; the furnace, air to air exchanger, water heater lights and smoke detector. The fresh water lines and sewer drops are connected under the floor. The heating ducts, furnace and air conditioner are installed to wrap up the completions of your new home.

Garages/Porches/Decks
Don’t forget these items to help finish off your new home. We build a variety of garages from 2 car detached to 4 car attached. Decks and porches can add a nice touch to individualize your home.
All of this may seem overwhelming, but don’t worry, we’ve got you covered. We have a long list of contractors and talented construction and service personnel to take care of all your building needs.
